Manitoba’s maximum rent increase set at 3% for next year
Guideline for this year is 1.8%

The maximum permitted rent increase for most residential properties in Manitoba has been set to three per cent in 2027.
The provincial government said in a news release Thursday that tenants whose rent is going up on Jan. 1 must receive notice by Sept. 30.
The rent increase guideline is calculated based on inflation and is capped within the Bank of Canada’s inflation control target range, which is currently between one and three per cent.
The maximum for 2026 is 1.8 per cent.
In most cases, landlords can only raise rents once in a 12-month period. They can apply for larger increases if they can demonstrate the hike will not cover cost increases they have incurred.
The guideline does not apply to several types of rental properties, including various kinds of social housing and government-owned units.
The government also said Thursday that expanded rent control protections are also set to take effect Jan. 1. Under those changes, the exemption threshold will change from $1,670 to $2,000 per month, increasing the number of units subject to rent-regulation rules.
The province said the change is the largest expansion of rent control in decades and will lower costs for thousands of families.
