8 new buildings proposed for Sherway Gardens site in Etobicoke

Eight new buildings for residential, retail, office and hotel use are being proposed on the site of Sherway Gardens mall in south Etobicoke. 

While the regional shopping mall will remain untouched, the development, at 25 The West Mall, will be situated on the northern and western border of the site, where outdoor parking is currently located. 

According to the planning justification report submitted by WND Associates — the planning consultants for The Cadillac Fairview Corporation — the proposed development is meant to facilitate “the evolution of the Sherway Area into a more intense and complete community.”

The development application is currently under review with the City of Toronto.

Eight new buildings for residential, retail, office and hotel use are being proposed on the site of Sherway Gardens mall in south Etobicoke. 

While the regional shopping mall will remain untouched, the development, at 25 The West Mall, will be situated on the northern and western border of the site, where outdoor parking is currently located.

JUST THE FACTS:

— The proposed development has been divided into four quadrants: The northwestern corner, the northern corner, the northeastern corner and the southwestern corner.

—In the southwestern corner, three highrise buildings have been proposed: One 28-storey residential building on a one-storey podium, and a pair of mixed-use towers (33 and 30 storeys respectively) on a six-storey podium.

—For the northwestern corner, two buildings (a six-storey building and 35-storey tower on a six-storey podium) have been proposed, both primarily for residential use with some retail space, as well as a bus transit terminal.

—The northern central area is slated to consist of two predominantly residential buildings and a public park. One building is six storeys. The other building is made up of two towers at 30 and 33 storeys respectively, on a five- and six-storey podium.

—On the northeastern corner, one 35-storey building on top of a five- and six- storey podium is proposed for retail, residential and hotel use. A second building for office use will be comprised of two 20- and 16-storey towers on a five-storey podium. 

— Vehicles will be able to access the site by the same means that currently exist.

— Roads on the site will continue to be private and will meet the streetscape standards outlined in the Sherway Area Study Urban Design Guidelines.

— A private ring road will lead to underground parking.

— Extensive landscaping and pedestrian walkway improvements are planned for the site.
